Berlin, 2023 - nexnet GmbH has signed a long-term lease with CA Immo and will move into the approximately 1,600 m² office space in the grasblau office building in August.
The new address: Schöneberger Straße 21 A, 10963 Berlin (directly on the Landwehrkanal)

Just a few minutes' walk from the urban center of Potsdamer Platz, the grasblau office building is located directly on the Landwehr Canal. The special architecture with a high proportion of glass in the façade and a large number of balconies and terraces blends harmoniously into the park-like grounds. A highlight of the office complex is the 240 m² roof terrace with a view over Berlin. It is available to all tenants, as is the internal atrium, which connects the 6 floors via stairs.

Pioneering and sustainable smart commercial building
Thanks to the use of sensors and digital meters (smart meters), the grasblau can be operated more efficiently and sustainably than conventional buildings. As a tenant, nexnet can optimize its own energy consumption at any time via an individual energy dashboard in conjunction with a room utilization analysis.
The aim for this office building was to enable the operation of grasblau in the most resource-friendly and efficient way possible. By connecting to Berlin's existing district heating network and purchasing electricity generated exclusively from renewable sources, using state-of-the-art heating and cooling technology, recovering energy through heat exchangers and optimizing operation through digitalization, the reference values for primary energy consumption in accordance with the Building Energy Act (GEG) can be significantly undercut. The holistic sustainability strategy for the building is complemented by e-charging stations for cars, among other things.
We see it as our duty to operate as ecologically as possible for future generations and to act sustainably.
